The TNREGINET portal (tnreginet.gov.in) is the official digital platform operated by the Registration Department of Tamil Nadu (Inspector General of Registration – IGRS).
One of its most critical services is the Online Encumbrance Certificate (EC) Search—locally referred to as Villangam Certificate search. This feature allows citizens, homebuyers, legal professionals, and financial institutions to verify the complete registration history of a property and check for legal liabilities, mortgages, or transfer claims prior to purchase.
What is an Encumbrance Certificate (EC)?
An Encumbrance Certificate is an official registration document that details all registered transactions recorded against a specific property over a chosen period (typically 12 to 30+ years).
Encumbered Property: Lists registered transfers of ownership, mortgages, leases, partitions, or court attachments.
Nil Encumbrance Certificate: If no registered transactions occurred during the specified search period, the system issues a “Nil EC,” confirming that no encumbrances were recorded at the Sub-Registrar’s office during that time frame.
Key Features of TNREGINET EC Online Search
Free Online Viewing: Citizens can search, view, and inspect property EC entries online without paying fees.
Digitally Signed Copies: Registered users on the portal can request, pay for, and download an officially certified, digitally signed PDF version of the EC for formal banking, home loan, or court procedures.
Flexible Search Criteria: Allows users to locate property history using either Document-wise search (Document Number, Year, Sub-Registrar Office) or Location-wise search (Zone, District, Sub-Registrar Office, Village, Survey Number, Subdivision Number).
24/7 Portal Accessibility: Eliminates physical visits to Sub-Registrar Offices (SRO) for preliminary due diligence.
